What they say vs. what really happens

Developers behind TexasLand USA are selling a vision full of big promises: thousands of jobs, booming business for Hempstead, new tax revenue, rising property values, and a tourism draw that will “put us on the map.” But promises are easy. Delivering on them is another story. Across the country, communities have heard these same claims before — and time and again, reality has fallen short, leaving locals with traffic jams, higher costs, strained infrastructure, and broken expectations.


This page looks at TexasLand USA’s promises side by side with what typically happens in projects of this scale. We’ll introduce them one by one, stack them against independent data and real-world case studies, and ask the plain-talk questions our leaders should have asked from the start. It’s up to us to demand solid answers, real plans, and verifiable commitments — not marketing spin.
